Playa de las Ruinas (Tulum Ruins Beach)

This is a small beach, but its great charm is that it is located within the archaeological site of Tulum, the most visited pre-Hispanic city in Mexico after Chichén Itzá and Teotihuacán. It is not very common to see a pyramid standing next to a beautiful turquoise sea, so the pictures you can take from here are spectacular.

Visa

To live for more than 4 years in Mexico, it is necessary to have a permanent residence visa that you must apply for in your country of origin, either at a Mexican consulate or embassy.

  • A recent passport size photograph with white background and front view.
  • Be a national of the country where you are applying for the visa or prove that you live there legally.
  • Proof of your economic solvency.
  • Pay the corresponding fees according to the Federal Law of Rights.
  • Present documents proving that you are retired, or that you have a family relationship with a Mexican national or a foreigner with permanent residency in Mexico.

While permanent residency grants foreigners all the rights that Mexican citizens have (except the right to vote), it is not the same as obtaining citizenship. If you wish to obtain it, you must go through another process to apply for it.

Also, it is important to mention that if as a foreigner you buy a property in Mexico, you are automatically eligible for permanent residency.

Can foreigners buy property in Tulum, Mexico?

In Mexico exist a restricted zone that applies to real estate sales with foreigners. It is a 100 km (about 62 mi) strip along the land borders and 50 km (31 mi) along the Mexican beaches.

Don’t worry. Many people don’t know that as a foreigner, you can buy property within this restricted zone. This transaction can be done through a bank trust.

Bank trust to purchase in the restricted zone

The bank trust is a transaction that is formalized with a Mexican banking institution and is renewable every 50 years. Don’t worry; it is an easy process to do, and you won’t have any problem obtaining it.

This trust is managed and regulated by the bank. Still, as the buyer of the property, you are the designated primary beneficiary and can use or modify it as you wish. You can also rent or sell it and receive 100% of the profits.

You can also name substitute beneficiaries in the trust so that the rights to the property will pass to them in the event of your death.

Tulum is located on the coast of the Riviera Maya, so it is part of the restricted zone. Therefore, to buy here, you must do it this way.

Taxes you 

As a foreigner, you will have to pay the same taxes as any buyer in Mexico: ISAI (Property Acquisition Tax) and VAT (Value Added Tax).

The seller must cover the ISR (Income Tax) and declare the property’s sale.
